1. Marketing your property:
We utilize On-site marketing, Internet, and other sources available at no charge. We have found that marketing a property in today’s environment can be done so successfully at little or no charge.

 

 2. Market Analysis
Upon an agreement, we will conduct a market analysis on your properties to ensure you are achieving maximum return. We compare other rentals in the area similar to yours to develop an ideal rental figure for prospective tenants.

 

 3. Property Inspections
We do a thorough inspection of the property, before accepting it, and each and every time the property is rented, ensuring it is in the best condition possible.

 

 4. Monthly Cash Disbursements/Owner Reporting:
Every month accounting statements for each of your properties is reconciled and will be either mailed or emailed to you. In the near future you will have the ability to log on to our website and download the reconciliation as well. The reports will include:

If requested, with each report, a letter written by the property manager is attached detailing points of interest and information for the month. This letter would include information regarding the following:

 

5. Deposit and Collection of Rents:
Bridge City Properties will collect all rents from tenants, deposit the funds into a real estate trust account and post the funds to the proper ledger account. Rents are generally deposited within 24 hours of receipt except for those received on Saturday.

 

 6. Property Maintenance:
Once a month, we have one of our managers drive by and visually inspect the property to make sure it is being well cared for, in the case the tenants are handling the maintenance. In some instances, owners may require we have a landscaper take care of the property up-keep.

 

 7. Evictions:
In the case a tenant has not paid rent, is consistently late, or has caused damage to the property, we will move forward with the eviction process. This service is completely handled by us, after which the client is notified and has approved the request.

 

 8. 24/7 Customer Service
You can count on having a certified property manager from our company available to you and the tenant at all times via phone, email or mail.

 

 9. Utility payment, Mortgage payments and other bills
Upon request, our clients have the option to request we handle all bill payments to further alleviate the burden of the property. This is a great option we offer our clients, and we’ve found most love the ability to have this aspect handled as well. It really helps remove the extra dealings that go on with owning a rental.
